38North Construction Group is excited to announce the completion and turnover of the new Cambridge Animal Hospital (CAH) and Veterinary Clinic in Longmont Colorado.
38North first engaged in 2017 during the initial site review and selection process. Several properties were vetted and CAH ultimately purchased an existing home on 2.5 acres in March of 2020 to utilize as their new clinic space. Through our Design-Build Services, 38North partnered with Design EDGE and completed the design process in February 2021.
Several challenges were overcome throughout the project, including converting a residential home into a commercial building. To do this, the design team had to consider the envelope, mechanical, plumbing and electrical systems and the required retrofitting of each system to be commercially code-compliant.
This 3600sf project consisted of demolishing the first level to the exterior walls and an almost complete rebuild of the interior, including new walls, MPE services, developing a large reception and waiting area, 4 exam rooms, x-ray and surgery suite, along with a new pharmacy and lab tech area.
The mechanical systems were upgraded using 2 new furnaces and 3 new condensers for air conditioning. To support this added mechanical and electrical load, we upgraded the existing system to a new 400-AMP service.
The external site was redeveloped by providing new landscaping and site drainage to accommodate localized storm water issues. We then created a new entry and asphalt parking for 15 with another 5 in the overflow gravel lot.
